Terms & Conditions

By accessing or using UrbanRentals — whether you browse without an account, register with your mobile number, list a property, or pay for a plan — you confirm that you have read, understood and agree to be bound by these Terms. These Terms apply together with any plan-specific terms, our Privacy Policy, and any guidelines we publish, all of which are incorporated by reference.

We may update these Terms from time to time (see Section 23). Your continued use after an update means you accept the revised Terms.

“UrbanRentals”, “we”, “us” and “our” refer to the operator of the website UrbanRentals.in, a rentals-only property marketplace for the Tricity region (Chandigarh, Mohali, Panchkula and the surrounding belt — Zirakpur, Kharar, Derabassi, New Chandigarh, Banur and Barwala).

• Platform — the UrbanRentals website, its dashboards, and any related interfaces we operate.
• User — anyone who accesses the platform, including Tenants, Owners, Dealers and visitors.
• Tenant — a User looking to rent a property.
• Owner — an individual listing their own property for rent.
• Dealer — a broker, agent or agency listing properties on behalf of owners.
• Lister — an Owner or Dealer, collectively.
• Listing — a rental property posted on the platform.
• Contact reveal — the action by which a Tenant unlocks a Lister’s masked phone number for a Listing.
• Plan / Subscription — a paid package that grants a User additional listing quota, contact reveals or other benefits.

UrbanRentals is an online intermediary and a neutral venue that connects Tenants with Owners and Dealers. We are not a real-estate broker, agent, landlord, tenant, or a party to any rental agreement, negotiation or transaction between Users.

• Listings, rent, brokerage, availability, photographs and descriptions are provided by Listers. We do not own, control, endorse or guarantee any property.
• While a person reviews listings before they publish, our review is a moderation step — it is not a legal, title, ownership or physical verification, and does not guarantee accuracy, availability or the identity or intentions of any User.
• Any rental agreement, deposit, payment, inspection, possession or dispute is solely between the Tenant and the Lister. You are responsible for verifying property details, ownership, documents and the identity of the other party before entering any transaction or paying any money.
• We do not collect rent, security deposits or brokerage on behalf of Users, and we are not responsible for any such amounts exchanged off-platform.

• You must be at least 18 years old and legally capable of entering a contract under the Indian Contract Act, 1872 to use the platform.
• Registration is via your Indian mobile number (with OTP verification) or a supported third-party sign-in. You must provide accurate, current information and keep it updated.
• You are responsible for all activity under your account and for keeping your device and login secure. Notify us immediately of any unauthorised use.
• One person or entity should maintain a single account per role. Creating multiple accounts to evade limits, quotas or suspensions is prohibited.
• Becoming a Dealer or Owner-lister may require additional details and may be subject to KYC or verification checks. Roles and permissions are governed by these Terms.

• You may browse, search, shortlist, save searches, book viewings and contact Listers, subject to any free limits and paid plans described in Section 10.
• A contact reveal unlocks a Lister’s number for your own bona fide rental enquiry only. You must not resell, redistribute, publish or use revealed numbers for marketing, spam or any purpose other than contacting that Lister about that property.
• You are responsible for independently verifying the property, the Lister’s ownership or authority, and all documents before paying any deposit, brokerage or rent.
• Report suspicious, fraudulent or misleading listings using the in-product report tools so we can review them.

• You may post rental Listings within your role’s quota (individual Owners have a capped limit; Dealers list within their plan’s quota). You are solely responsible for the accuracy, legality and currency of everything you post.
• You warrant that you own the property or are duly authorised by the owner to list it for rent, and that you have the right to share the details, photographs and contact information you provide.
• You must display rent and brokerage honestly and upfront, mark a property as rented or unavailable promptly once it is no longer available, and not post the same property repeatedly to inflate visibility.
• You consent to your phone number being masked on public pages and revealed to Tenants only through the platform’s contact-reveal flow. Leads and enquiries are provided for your genuine rental business only.
• Editing an active Listing may return it to moderation. We may reject, unpublish, feature, de-feature, verify or remove any Listing at our discretion, including for policy breaches.

UrbanRentals is rentals-only. When posting a Listing or any content, you must not:

• list properties for sale, resale, plots-for-sale, or non-rental offers;
• post false, misleading, duplicate, expired, bait or “already rented” listings, or incorrect rent, brokerage, location or availability;
• upload photographs you do not have rights to, watermarked third-party images, or media that misrepresents the property;
• include contact numbers, external links, emails or off-platform solicitations inside listing text, titles, descriptions or images to bypass the reveal flow;
• post content that is unlawful, discriminatory, defamatory, obscene, infringing, or that violates any person’s privacy or intellectual-property rights;
• discriminate against tenants in a manner prohibited by law. Lawful tenant preferences must be stated accurately and used in good faith.

We may moderate, edit metadata, reject or remove any content that breaches these rules, and may limit or suspend accounts that repeatedly violate them.

• Owner and Dealer phone numbers are masked on public listing pages and are revealed to a Tenant only when the Tenant actively requests a reveal for that Listing.
• Tenants receive a limited number of free contact reveals (separately for owner-listed and dealer-listed properties). Once the free allowance is used, further reveals require an active Tenant plan or subscription.
• Free-reveal allowances, plan inclusions and any “unlimited” benefit are as described at the point of purchase and may be changed prospectively. A repeat view of a number you have already revealed does not consume a new reveal.
• Reveals are for personal, non-commercial rental enquiries. Automated, bulk or scripted revealing, and any harvesting or scraping of contact numbers, is strictly prohibited and may result in immediate suspension and legal action (see Section 13).

• We may offer paid Plans for Listers (e.g. higher listing quota and visibility) and for Tenants (e.g. additional or unlimited contact reveals). Where a Plan applies, its price and inclusions are shown to you before purchase and at checkout, which form part of these Terms.
• All prices are in Indian Rupees (INR). Applicable taxes, including GST, are charged as indicated at checkout and reflected on the invoice we issue for your purchase.
• Online payments are processed by third-party payment gateways. We do not store your full card or banking credentials. Your payment is also subject to the gateway’s terms.
• Where a Plan is a subscription, it runs for the stated period. Any auto-renewal, and how to cancel it, will be disclosed at purchase; if auto-renewal applies, you authorise us (via the gateway) to charge the applicable fee for each renewal until you cancel.
• Benefits such as listing quota or reveal credits apply to the subscribing account only and are non-transferable. We may run trials whose terms are disclosed when offered.
• Coupons and promotional credits are subject to their own conditions (eligibility, expiry, usage limits) and may be withdrawn or voided if obtained or used in breach of these Terms.

• Except where required by law or expressly stated otherwise, fees paid for Plans, subscriptions and reveal credits are non-refundable, including for partial periods, unused quota or unused reveals.
• We do not guarantee that a Listing will rent, that a Tenant will find a property, or any particular number of leads, views or enquiries. Non-performance of these outcomes is not a ground for a refund.
• If you are charged in error, or a payment is deducted but the benefit is not activated, contact us within 7 days at hello@urbanrentals.in and we will investigate and, where appropriate, refund or re-credit.
• We may cancel a Plan and refund the unused portion at our discretion if we discontinue a service or terminate your account other than for your breach.

Users may submit reviews of localities and dealers. Reviews are moderated and start pending. You must only review based on genuine experience; fake, incentivised, defamatory or abusive reviews are prohibited and may be removed. By posting a review you grant us a licence to display, adapt and use it on the platform.

You agree not to, and not to permit anyone to:

• scrape, crawl, harvest, index, copy or systematically extract listings, contact numbers or other data, whether manually or using bots, scripts or automated tools;
• circumvent, disable or interfere with masking, reveal limits, quotas, rate limits, security or access controls;
• use the platform to send spam, unsolicited marketing, or to build a competing database or directory;
• create fake accounts, impersonate others, or misrepresent your identity, role or authority;
• upload malware, attempt to gain unauthorised access, probe or test the vulnerability of our systems, or overload our infrastructure;
• use the platform for any unlawful, fraudulent or infringing purpose, or in breach of any applicable law including the Information Technology Act, 2000 and rules made under it.

The UrbanRentals name, logo, design, “Tricity grid” visual identity, software, text, graphics and compilation of content are owned by us or our licensors and protected by law. We grant you a limited, personal, non-exclusive, non-transferable, revocable licence to use the platform for its intended purpose. You may not copy, reproduce, distribute, create derivative works from, or commercially exploit any part of the platform without our prior written consent. Content you submit remains yours, but you grant us a worldwide, royalty-free licence to host, display and use it to operate and promote the platform.

The platform integrates or links to third-party services (for example payment gateways, maps, SMS/OTP delivery, and messaging such as WhatsApp). We do not control these services and are not responsible for their content, availability, terms or privacy practices. Your use of them is at your own risk and subject to their own terms.

Our Privacy Policy explains what personal data we collect, how we use it, and your rights. By using the platform you consent to the processing described there. We mask contact numbers by default and share a Tenant’s details only with the Lister they choose to contact.

The platform and all content are provided on an “as is” and “as available” basis, without warranties of any kind, whether express or implied. To the fullest extent permitted by law, we disclaim all warranties, including accuracy, merchantability, fitness for a particular purpose, and non-infringement.

• We do not warrant that listings are accurate, current, available, genuine or free of error, or that any User is who they claim to be.
• We do not warrant that the platform will be uninterrupted, secure or error-free, and we are not liable for outages, data loss or delays caused by third parties or events beyond our control.
• Moderation and any “verified” badge indicate an internal review step only, not a guarantee of legality, title, condition or safety.

To the maximum extent permitted by law, UrbanRentals and its directors, employees and affiliates will not be liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profits, data, goodwill or opportunity, arising out of or related to your use of (or inability to use) the platform, any dealing with another User, or any rental transaction.

Our total aggregate liability for all claims relating to the platform will not exceed the amount you paid to us in the three (3) months immediately preceding the event giving rise to the claim, or ₹1,000, whichever is higher. Nothing in these Terms excludes liability that cannot be excluded under applicable law.

You agree to indemnify and hold harmless UrbanRentals and its officers, employees and affiliates from any claims, damages, losses, liabilities and expenses (including reasonable legal fees) arising out of your use of the platform, your content or listings, your breach of these Terms or any law, or any dispute between you and another User.

We may suspend, restrict or terminate your access, remove your content, or revoke roles and benefits, with or without notice, if you breach these Terms, misuse the platform, or where we reasonably believe it is necessary to protect Users, the platform or the public. You may stop using the platform at any time and request account deletion. Provisions that by their nature should survive termination (including intellectual property, disclaimers, liability, indemnity and governing law) will survive.

In accordance with the Information Technology Act, 2000, the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021, and the Consumer Protection (E-Commerce) Rules, 2020, complaints about content or your use of the platform may be sent to our Grievance Officer:

We will acknowledge complaints within 24 hours and endeavour to resolve them within the timelines prescribed by applicable law.

These Terms are governed by the laws of India. Subject to any applicable consumer-protection law, the courts at Chandigarh (and the Hon’ble High Court of Punjab & Haryana at Chandigarh) will have exclusive jurisdiction over any dispute arising out of or in connection with these Terms or the platform. The parties will first attempt to resolve any dispute amicably.

We may revise these Terms at any time to reflect changes in our services, law or business. When we do, we will update the “Last updated” date above and, for material changes, provide reasonable notice. Your continued use after changes take effect constitutes acceptance of the revised Terms.
